In a local Facebook group, landlords and prospective tenants advertise their units or looking to rent a unit however today there was a discussion on there of tenant's complaining that most landlords in the area don't allow pets and several people said they registered their pet(s) as service animals and insist they can't be denied because of it.

Some property managers will do it for less than 10%.Be careful using a friend at a discounted rate unless they have experience and could likely do a better job than a local property manager.Many property managers only charge the flat percentage rate which includes finding, advertising and screening applicants and showing up to court.

there are not and do not let anyone tell you they are.. they are brokering for HML ..HML use private lender as a marketing ploy they are all HML any lender that lets a broker get a fee or advertises is a HML in the business.. a private lender the definition is you .. you have a few bucks in your IRA and yo want to lend it to someone you met at a REIA meeting and you do less than 3 ayear or so .. so you don't need a license in CA.. and for sure there are all sorts of frauds and fakes out there that will promises the moon as long as you pay them 500 fee or whatever in up front fees then you never hear from them.. they troll every social media outlet from facebook to linkdin to BPI mean what better place to troll for those looking for money than a real estate site.

We have A/B property and truly, our best tenants come through real estate agents because they are working with an agent and if I advertise my place on my own and they want to rent--they're on the hook to pay the agent's fee (unless I note "broker protected" or something like that--but then I'm paying a realtor fee anyway, just less)Also, not sure if you're going to be buying near you, but absolutely visit the municipality and talk to them about landlord responsibilities, etc.

If all you do is hire the first one to pop up on a Google search, the first one to answer the phone, or the one with the cheapest advertised rates...well, you'll get what you get and you shouldn't throw a fit!

For example, the license disclosure requirements apply to "real estate-related advertisements" so I am planning on putting my license number and broker name on my direct mail materials (assuming my broker will approve them!).

In some cases, the listing agents are actually having their reps scan for advertisements. then ask you to remove your marketing on that property until after you have closed.
