yeah will do for sure Brandon.I'm closing on another larger property in Germantown on Monday, and having an engineer overlook another one on Saturday.  

I have found online forums for engineers, auto mechanics, etc., full of people willing to help others out with their questions. 

I would suspect you will have more costs in the following areas:1) Engineering design2) Possible foundation 3) Framing4) At least a 2 zone HVAC systemThat being said, we've never done a full on 3rd floor, only attic exemptions which jsut finish out the attic as a 3rd floor.

Funny timing too--my wife had one of the morning news shows on today as we were getting the kids ready and they played a clip of cell phone video of Grant Cardone talking about his experience being on a plane that had an engine go out due to a bird strike.  

I use my webpages to collect organic leads or PPC leads from Google or other big search engines but like I said direct-mail is an absolute success maker for me....some other investors might like these other forms of marketing I choose direct mail at my top source for deals, but I do use all of the forms of marketing

Given the Charlotte zoning ordinance's complexity (one of the most difficult I've ever encountered), I would find a civil engineer or land use/zoning attorney who has firsthand experience working with planning dept staff.

I am a civil engineer in the Airforce but i have always been interested in realestate and I think it is time i started to make a transition to something I see as being a possible passion instead of a job.
