Certainly cheaper to just assign, but depending on the transparency with the seller and wholesaler, they run the risk of losing the deal at closing if someone walked away.

I think I am near by but the nomenclator east humboldt park can be misleading depending on whether you are talking about the actual park or neighborhood.I am at Armitage & Western and have a similar 2/1, I actually pivoted to airbnb during covid because I had to drop the rent so low ($1450) that I refused to do a LTR at that rent.

The origination fees are in line with what you see at lower ratios and depending on the size of the loan, can go down to about 1.5%, but if you are using higher leverage, they can also creep up higher than the range you are seeing.

Plenty of options but the major groups of financing include HML' PML, self financing, HELOC from your primary residence, going in with a partner where they provide funds and you provide the oversight / management, financing through a local lender (depending on your relationship, you might find a local bank that will finance a portion of the amount).
