I really like the idea of owning a multifamily building but after some quick research into construction costs, paying 300k for a 2 unit building is not worth the returns in my opinion.

Definitely goes back to what the contract states in my opinion however my state contract is assignable in my opinion per the contract because the standard contract states "or permitted assigns".

Temporary vacancies are built into your expenses.Some may suggest to lower your rent, that in my opinion is a mistake, but if you do decide to lower it make it temporary for a couple of months only as a incentive or use M2M lease.

I agree with these guys, I've never had luck cash-out refinancing for numerous reasons.Also, in my opinion some of the most brain damage from deals is the financing, so I prefer to only go through it once :)

Regardless of how much you read and research it ends up being trail and error....So in my opinion just jump into the deep end, I’d rather be swimming and struggling then watching on the sidelines wishing I was swimming.
