My takeways from his book were: never, ever rent to a tenant that doesn't have 3x rent in income, avoid renting to unrelated roommates, require utility transfers before move-in, and avoid tenants with previous (esp. multiple) evictions as this is a giant red flag indicating that a person/family has intractable problems.

The net cash flow would be considerably higher, and you'd have multiple units instead of just one.My question would be concerning the tax implications if I transfer the proceeds from the sale of my parents co-op in NYC, to multiple condo/co-op units in another state - will we be taxed or would this somehow qualify for a 1031 exchange??

I will do a balance transfer if my promotional 0% goes away, usually the other card has it and if you call your card provider up and ask nicely I've had them drop transfer fees.
