Most RE investors I know want real estate collateral and a shorter time frame.

I figure the land is worth 600k vacant so with just that alone as collateral it's super secure for a loan of 250k.

@Peter Halliday - You're exactly right, "not a large amount" but with high collateral value will be very attractive to a lot of people and even affordable to those new to the field.

And I also imagine they'll want you to put a lot of collateral up to get the deal under contract.

We intend on using hard money for this first deal; however will have very little cash in the deal, and do not have any personal property to put up as collateral (as one hard money lender we engaged stated is their criteria for new investors). 

When loan was made and property offered as collateral, it is possible that title or escrow, then lender, missed something;Blown sale or defect in foreclosure, occasionally procedural but usually concerns noticing;Or, Secured creditor or entitled claimant challenging bank's foreclosure.There may be other reasons.

Is there an appraisal of collateral available for review?

The banks are not making loans to millennial's without bonafide co- signers with money in the bank and have high credit scores, collateral and do not have school debt picture.

Something about "additional collateral" which I don't fully understand.  

Which one would you prefer as collateral?
