It is not easy building relationships with lawyers - their center on influence has long been established - you can send them letters - better still visit their offices - show your face - not just a letter - have something to offer them - let them know where permitted by law - you can pay them a referral fee - let them know that you can assess the property for them or talk to the heirs - let them know you have a contact with an auctioneer (me) and can give them a proposal to buy the estate or help them negotiate a sale.Attorneys think they have all the answers - you need to win their confidence and loyalty - sometimes this takes years - keep mailing to them - refer people to them you need to GIVE TO GET.

@Art Maydan A/C paperwork,, you can usually always download all install and instructions if you have model number serial number.. so try that,, they might have a call center for tech questions.. good luck.

@Nicholas Bailey It all depends on the quality of the building and the degree of renovation...if this is a non-renovated structure...you'll have a ton of headaches...if it has been brought to code and is suitable for occupancy with decent systems (HVAC, water heater, electric, plumbing), and on city water and sewer, you're golden...should be a great additional profit center for your investing...

They're actively building in the downtown area, with One City Center being marketed for $700K+ (these are condos at the corner of Corcoran and Main St.)
