Unfortunately, if you are an alcoholic, you are unable to take advantage of the health benefits of alcohol in moderation.

Money is not in itself important, but a health relationship / balance of the flow of money (giving and receiving) can provide you financial stability, freedom, experiences which is important.

Either way, most city's health codes require the landlord to address pests, then it is just a matter of if the tenant can be charged.Regarding the garage door sensors, this is a potential safety issue and needs to be fixed, so tenant isn't injured and sues you.
