That is up to the bank if it will go after the seller for the difference.Are you a cash buyer?

Long term buy hold investing  ( what the vast majority do and want to do) then you have transactional real estate that those that work in the business doIE RE brokers   flippers  builders  court house steps buyers etc etc. 

Appreciation rates are better than most areas of the country as well for 2018.I would go after condos in vegas because financing is limited currently but expected to loosen by year end which will increase buyer pool and values.

Even with an allowance, some buyers won't be able to picture how awesome the kitchen will look with stainless appliances, new flooring, etc. 

I bought a property in IL few months ago which I sold it to another buyer on seller financing (AKA Contract for Deed).The seller is going through some sort of financial issues and is not able to make this months mortgage payment.

Host an Open House for Realtors or Host and Open House for interested buyers.

I buy Subject To and immediately resell as Seller Financing and I get about $25,000 down for each house when I resell it to a tenant buyer so about $50,000 for two houses.

The buyer has her father as a cosigner.
