I am finally spending regular time on pursuing the goal of owning revenue generating properties.

I can afford the purchase but the building requires full rehab (can't afford to spend the money and not have something coming in for 8 months). 

I have excellent FICO, really good income from full-time exec assistant job and lucrative but inconsistent part-time modelling and wanted to invest in 5-6 interesting properties.

My plan is to spend all of next winter talking to every lender I can about what they're willing to do for me. 

You will spend a lot of money on marketing to talk to great listing leads and do nothing with them if you only have one trick in your bag.

I am in a very similar situation to you and really had to spend a lot of time researching to gain the confidence (Still working on it) on what I need to do.

You can easily spend a couple Grand just on permit fees at least in my state lol and not pulling any permits can lead to huge fines.
