This is one terrific advice.So when you visit the neighborhood, check the curb appeals, check whether their HVAC is caged or not, and the grass is cut or not.Also there's specific software that can give a map which block of neighborhood has the strongest appreciation,etc,etc.

Currently Live-in Flips call out to me and are appealing.

The idea of owning rentals spread out all over the US is and was not appealing.

You probably don't want to work at an office with a bunch of sharks starting out, unless that just appeals to you.Chances are as a new agent, you will be on a pretty low split for commissions. 

A lower interest rate is more appealing to your buyer obviously so would incentivize them to do the deal.

A 9k buy down is very appealing to people.

The floorplan was arranged in a way that some non-load bearing walls could easily be removed, some new walls framed, and with about $40k, the house would be transformed from an un-appealing 2/1 that would lose $300/mo as a rental into a very appealing 4/2 that would cashflow about $500/mo (incl. the debt service for the rehab)... 

If I can structure the deal so that they get some immediate cash in their pocket, cash flow consistently, and no longer have to manage the property, that seems like it would be an appealing offer for many people. 

Moreover, the prices in 2022 will (likely) be so deliciously appealing in, say, 2042.
