@Libby Baugher I get all my properties professionally inspected after we strike a deal.  95% of the time it is a "waste of money," but 5% of the time they catch things I missed. 

These companies were instrumental in helping us inspect all of our managed units after all of our issues with hurricanes last year.    

I am looking to buy a  commercial property (20+ unit apartment building)within the next 3 months or so and want to protect myself using an LLC.

Hi All,I was curious if anyone has compiled a kit of all the forms one needs to deliver a systematic approach for rental units ( i.e tenant inspection, screening, 24 hour notice, 14 day notice etc).

There is the offer, approval, inspection, inspection release, survey (this is a big part of what slows things down--NY does warranty deeds and banks require a recent survey, and there are only so many surveyors, so it can take awhile), title search, title defect curatives, clear to close approval from the bank (and this generally has to go through some committee that meets once a week or less), scheduling close. 

I went and looked at the property again the following day and made an offer at 80K with an inspection contingency.

First off, I do not own any apartment buildings and do not play an apartment building owner on TV.

A big trend right now is large dev corps like TRITEC coming in and building "Luxury" apartments near the LIRR stations for a premium.

Diving into a large apartment building before you learn what you’re doing will likely be disastrous.
