I also run ad's looking for buildable lots which are getting hard to find.What I'm doing right now is learning about foreclosures and preparing how to request a list from the Banks REO Dept.

If the agent has an "exclusive right to sell listing" then they are getting paid no matter what, unless they voluntarily cancel, which they are unlikely to do.If the agent has an "exclusive agency listing" then the seller is free to sell to a buyer that is not represented by a licensee.If you found out about the property through the agent (their sign, ad, the MLS, etc.) it would be a bit sleazy to try and cut them out of the deal, don't you think?

My family has 40 rental units from the 70's and they just added up $13000 in vacancies this year (and they do this full time themselves) which could really make life better had that expense not occurred.

I have seen it suggested that I should run an ad saying something along the lines of "Handyman special, must sell" and telling anyone that calls on it that I just sold the place, but I can give them a call if I run across something else that suits their needs.

I put ads on Craigslist, have access to the MLS and put ads on Backpage.
