That definitely would’ve been nice and actually might should have even been in the contract considering any possible issue with getting the tenant out.

One issue is that many places have open listings, so that means compensation to the agent goes to whatever agent brings the buyer, so you'll get 10 or 100 agents all posting the same listing, so can be difficult for buyers to sort through. 

The issue you'll have is that if you want to defer all tax you must purchase at least as much as your net sale.
