This is our first time with STRs, and we’re willing to learn.

The main players in this space are Guidance Residential and UIF, but it turns out that they may just be purchasing a Freddie/Fannie loan on the back end to finance the deal and then structure it differently for the buyer - which isn't in accordance with their religious rules. 

Some of this might be do to seasonality (I don't have anything to compare to because I started marketing on FB about 9 months ago). 

Not worried about repairs, more just collecting rent from tenants willing to live in this neighborhood.

I am in the process of settlement on my 1st property in 1 week. i have a 5% down conv loan thru a credit union bank. this a duplex and is a row house. i plan to live in one unit and rent out the other. the seller is also selling the duplex property next to it.

Is this a typical scenario?

Does this also mean “selling” the property to the LLC and paying capital gains tax?

I’m debating if this is worth it in the long run because If I do then I get them paid off earlier but at the same time I could be using that extra money to expand my portfolio and buy more houses .
