Why you may want seperate meters , I had a friend who came from out of state and lived in his RV next to my garage , he wanted to give me $25 a month for electric , I decided to have my electrician throw on a sub meter just to keep things fair .

I would just buy a pre-packed template LLC from a website and save on the lawyers fee.
