Something that I do is I have my virtual assistants send a message right after someone has booked that mentions any shortcomings in the property and asks the guest if they are OK with this and tells them otherwise they should cancel immediately.And I have my offshore assistants keep following up with the guests until they acknowledge and confirm that they are OK with the list of shortcomings that we sent them.You should start doing this to prevent future issues and headaches“Thanks for booking, we are excited to host you.

Granted, I know that's what the move in condition report is for but as they say, a picture is worth a thousand words...if you don't send the pictures prior to move in, do you have another way to prevent this from happening?

Federal Reserve has reached the peak of its aggressiveness in hiking rates, with some saying they’re ready to up risky positions again.They already said they wanted to raise rates to 3.5% by the end of 2022.Federal Reserve’s plan is to raise rates and QT aggressively, crash the market, then step in and ease when inflation is down to prevent a 1929 type of depression.Don’t fight the FED.

You may not want inspectors referred by your agent because they may be incentivized to say less to prevent scaring new buyers away.

Shortly, prior to closing a Notice of Sale is recorded which alerts everybody that a transfer is about to take place which stop/prevents/alerts nobody else to try to affect the Title chain (I forget the exact mechanism for this).

That wouldn’t necessarily prevent the seller from going under contract/escrow with another buyer….since there is no longer any contractual obligations to sell to you, the release of the EM is a separate issue.

Also, sounds like the seller's forgot to disclose a 3 year lease, which really prevents anyone from using the property for their own purposes, so that's pretty material.
