A national lender won't know the local market.So to answer your question, go to your local REIAs or other real estate meetups and start asking everyone you meet for referrals to local lenders. 

You'll also have to have power to those vacant homes while you renovate them.R&M/Reserves: It's hard to give you a ballpark here since I don't know what the park looks like.  

Also, show up at HomeDepot on a Saturday morning and walk around the parking lot taking pictures of sub's magnetic stickers on their trucks saying what they do and their phone numbers.Hope this helps other newbies like me.
