We have a huge inventory of duplexes up here in Milwaukee across all price ranges and we have closed quite a few of them with clients this year, but you'll have to trade AC in the summer for heat in the winter ;-)

With all of the changes in both the CARES act and with Covid I have some questions about getting a loan from the plan for primary residence.We are planning on purchasing another home for our personal residence and putting our current home into rental inventory.

@Tara BaldaufIt would be nice to treat as a primary residence than a flip where profit is considered ordinary income from the sale of inventory as opposed to investment property.

The taxes would be lower but I feel like I'd need at least a triplex to actually cash flow (with me in one of the units) because rents aren't as high as in NY, which also lowers the amount of available inventory.

We could see avg rent remain stagnant since inventory has been steadily piling up.

Just wanted to mention it might be worth taking a look at recent sales if you havent already...I think now is a great time for cash out refi, with the super low rates and low inventory that pushed up prices, whether to bolster cash reserves, or to get ready for the next, while also locking in the better terms.

With low inventory across the board listing in MLS should be a no brainer.
