It sounds like the son has given enough to verify his income but, I would double check verification of employment by simply just calling his supervisor from his work and telling them that you are a local landlord verifying an application for your rental.

The other thing that they do niche is they don't require ownership of primary residence; they don't verify other property ownership; they will consider AirBnb/STR, their seasoning is really light, and they don't source/season reserves (real time verification).
