I also travel to Las Vegas for the Bi-monthly Summits.  

Example, look at Las Vegas, totally dependent on gambling and tourism with an infrastructure to support the main attraction.

From Montrose, that still puts you in the Phoenix and Vegas markets, although Ventura County has opportunities as well ( shameless promotion) There are plenty of markets where you don't have to worry about snow or flooding.

I think las vegas would be the better of the two due to fees.

I prefer Vegas over this area now.. much more to do..

@Jacqueline Basset  yes U can.. they are both paying retail.. or when I do my flips in Vegas..

Thankfully for them Las Vegas is hot so eventually when they come down in price someone will buy them up.

@Steve Haight  Land business 30 to 40 years ago when I started was a fast track.I equate that to selling time share in Vegas now.. you need a license in vegas but its BIG money if you are any good at selling ... and you get to work on the strip..

We're also about halfway through the build of a 500mil+ casino & hotel in LaCenter (about 15 mins north of vancouver on 1-5) that will be sure to help drag more development from vancouver north.
