You still need to take care of sewer clogs, water leaks, road repairs, etc. with an all lot renter park* You are missing snow removal & lawn care* You are missing general reserves.  

The cost of money is artificially being kept low.

 Howdy everyone, Just a quick question regarding yard maintenance, such as shovelling and mowing the lawn in a shared rental property with a main floor suite and a basement suite. 

A barbecue, lawn furniture and small plants are the only acceptable items.

I read that as "I won't be able to find any more 8 cap deals to take advantage of artificially low values" (or, alternatively, "I can't afford to invest any more money at the 4 caps it's headed to so I'll need to find a new market")

I am also in the Denver market, and I have the tenants pay everything except water, as I want my lawns watered.

I pay most of the house costs and do all of the lawn care, but I do get more benefits than they do.

We stopped by, replaced the new but defective outlet, and found out that our neighbor has been mowing the lawn for free. 

I like them a lot, as the tenants do all of the lawn maintenance as they have their own lawn!
