But for right now the only buyer I would trust is someone with the actual cash. on the flip side we had 5 closings this last week  One hedge fund  One refi  ( big one ) One sale to owner occ ( Vegas and they were laid off from Casino just needed to get a letter from Casino that they will go back to work in 30 days which they did and FHA funded) payoff from 2 turnkey buyers one a US citizen the other I think from South America and one other owner occ all of these in different states..
