I agree with that plan it does look like a pretty good deal.However I see some issues that you want to consider.First off did the guy give you any indication he is willing to take a $66K discount off his list price.

This is leading to a saturation of older less desirable apartment buildings which are fetching lower than market rates.Right now Kingston seems to be a solid market as it also has one of the lowest average discount percentages compared to other close by markets.

If it has any asbestos then I would recommend going back to the seller and asking for a discount on the price, money back at close, or for them to fix it if  you trust them to do that.
