If I assume a loan interest rate of 8%, and if I can get the net yield on the new property (cost $185k) to 7.1% (the yield on the current property is 5%), a DSCR of 1.25 would imply an LTV of just 54%, and I’d have to put in an additional $90k of cash.

SF all in pricing is 60k, Rent will be 1350 (maybe a little more ) so Rent 16ktaxes 2100Ins 1kMisl 1k ( may not use it but I always put in ) Net 12k, so thats 20% Now I get free PM so even if you add the 1200still net of 11k still 18% 10 UNIT, all in about 350k, Rent 90kishNET about 60k, 17% net I can provide dozens and dozens of examples with much higher net caps.

They get so distracted counting their spreadsheet dollars they forget to quantity risk, what neighborhood they are buying in, or if their agent is recommending they pay more for a house to get into a better area, in order to decrease risk.Instead of painting an entire industry of professionals as crooks, what would be helpful is if you provided examples of the investments you made.
