This area used to be filled with mom and pop investors with 1-2 properties but now big money and all cash seems to be winning out on almost every deal I see in the greater GR area and from those that are ok holding for a very long period of time. 

Depending on your risk tolerance and perhaps LLC formation costs (including opening accounts, perhaps credit cards, etc.), you might try something like 10 deals or 3yrs, whichever comes first...   

I've heard that a neighbor is in ACD, which i believe is an indication of foreclosure w/in a FHA loan.

Not saying you wouldn't ultimately win as I think you would but self evicting someone in the middle of CDC ban etc......w/o the support of a judge is risky.

You would have to sue the neighbor and if you win he may possibly have insurance that covers the issue .
