Appraisals have become a problem for mortgage buyers because to win the house you have to ask so much over market value that it doesn’t appraise for the full contract value, more often than not.

If you win, the award is typically 1y of your rent , as the landlord did not act in good faith.I served the same notice to a tenant, and made sure that the owner was in fact moving their son in.   

I get a lawyer, demand that the partners buy me out and repay all my money plus the embezzled amount plus the appreciation, win in court and move on to the next investment.

If she leaves and you are out any money make sure you take her to small claims, you will most likely win but may have issues collecting.

Remember RE is a long term play so if you take minimal losses short term to get exponential return long term then that's a good bet.

If they want to make a big deal out of $20, you should just give them the option to leave and find someone else (I bet they won't leave).
