Later we discovered upon further research that the building construction was very poor ( 2-3 inch wide cracks in the foundation that went that length of the building after only 5 years of being built) and that there was 100k square feet of climate controlled self storage being built at the mall right across the street!

If I had that entire driveway in front, it would solve all my problems, as it is 3 cars wide, with 3 Apts.However, that lane on the far right IS I believe on the neighboring auto shop's property, so it is not so much that he is using my parking, but that he is using his own.

@Helene Vincent if you're really looking for a market-wide survey, of cap rates in individual cities or towns, you'd likely have to either buy such research, or else get it from a very active broker (who has tens or hundreds of people working under her/him).If you're interested in buying it, you can usually get a very good idea of who sells it by finding free versions of such reports which are usually at the regional or (at best) state level of granularity.
