Butts was arrested and charged Wednesday with arranging an attack for cash on her landlord over an ongoing dispute, prosecutors said.Ashley Melissa Butts, 30, of Inglewood and her friend, Israel Rios, were taken into custody on an arrest warrant stemming from the April 30 attack, according to a Los Angeles County Superior Court complaint.Butts and Rios are charged with assault by means of force likely to produce great bodily injury, conspiracy to commit a crime and first-degree burglary.Shortly after Butts moved into her landlord’s home in the 3300 block of West 78th Street in Hyde Park, they began quarreling, prosecutors said.According to the criminal complaint, Butts called Rios on her cellphone and instructed Rios to come to their home, so that he could attack the victim in exchange for cash.Butts allegedly then had an Uber driver pick up Rios, 37, and an unidentified man and drive them to her home.

Bobby Narinov How do you evict a pair of drug dealers
14 December 2017 | 43 replies
Because I cannot single them out I had to do it everywhere so this costs me over $2,000.00 for equipment and installation.I talked with them again and I told them what my cameras have captured and gave them a 60 days notice to leave (breaking 12 months lease).I did talk to the local police department and I was told that unless I see them exchanging drugs for money there is nothing they can do and suggested I call them next time I see something happening so they can catch them in the act.The day I served them with the 60 days notice they told me that I cannot prevent them from doing their innocent internet business of selling cell phone batteries especially if it does not bother anyone.
Van Tran Closing on 1st property with lease expiring in two weeks

Unless there's another clause in there that says if the property is sold, their lease automatically terminates.I think you better delay closing until you have written proof the tenants agreed to leave, or be ready to have these tenants stay another year.I guess one thing you can do to get them both out, is to point out the same clause they can use against you - and use it against whichever tenant wants to leave.

Dustin Beam Should I Evict?

I've had tenants who've ignored texts, email, voicemail, door knocks...but within an hour of that notice going up their door (or a certified letter arriving from my attorney), I hear from them (cell phone was dead/lost/stolen, email account was hacked, internet down, they were in the hospital, on vacation, etc.).
