We financed the main house with a traditional mortgage and we built the tiny house with sweat equity, left over materials, and savings (I am a GC by trade).

A good title officer can tell you what you need to clear it.. and of course this is probably one of those cases were you will need to spend legal fee's and there is probably no way to recoup the legal fee's so you have to figure out how much our willing to spend to protect the 50k then of course your remedy if you get that far and are in third position is there enough equity that someone will buy it at the sheriffs sale that you pay to have done.. there is a reason why this type of debt trades for PENNIES on the dollar..
