However, in working with sub contractors it is going to require more frequent payments to them vs the one or two draws I would request when working with a GC.

There were hand-built, wood-framed, walls in two of the units creating pseudo-bedrooms for the additional occupants.

Most will require some skin in the game and they lend on the property and your experience, not your jobs.  

I see a tremendous advantage to getting deals by buying with cash now since we have it, as well as making sure we do not end up underwater on a mortgage due to unforseen expenses as we are new to the STR game.
