I'm a Realtor here in the greater Salt Lake area, I currently am working mostly with first time home buyers and just regular residential clients, I want to transition my business into more small and mid sized multifamily investors like yourselves. 

I have a trapezoid shaped corner lot fronted by 3 separate roads so there are lots of entry points, and I'm in what's referred to as a "transitional" neighborhood.

Either way, I think you are going to have a hard time getting out of it, and you probably would rather have a smooth transition than a get the 3k back and have them be a pain in the butt.

This is because units transition to new tenants at diffferent times and on occasion occupancy count in a existing leased unit changes. 

Going from flips to BRRRRs is a great transition so you are on the right path.I am sending you a colleague request.

Typically, we find that fully furnished long-term rentals attract 4-6 month leases at most (think travel nursing, students in transition, etc.) and are more successful around universities and hospitals. 

A++ neighborhoods are always great areas to invest, but to capture the most upside, you want to buy where the transition upward is happening fastest.

I have found the South Bronx market to be very, very interesting, as it is quickly transforming from a low income/ industrial neighborhood, to an upscale neighborhood complete with new parks, new transit options, and numerous 20+ story rental buildings.
