Do a full-repaint instead of touch-up.

I had a property that is over 100 years old and I had never touched the gas lines in the time I owned the property (~10 years).

Therefore, I think you would be best served getting in touch with these home owners when the foreclosure is filed, not when the auction notice is published.

I have even got in touch with an investor in my local area and spoke with them on the phone.

She then said she's not touching the stuff and that I can keep the deposit.

I do stay in touch with buyers to make sure things are running smoothly but then again we don't sell rehabs either.  

The interior hasn't been touched since the property was built in the 70s.I am going to ask the owner about seller financing but he seems eager to rid himself of the property altogether.
