Sorry if the answer might seem so obvious to you but thought it wouldn't hurt to ask and get some input. 

About the same price as DC home but i now live 15 minutes drive to downtown whereas DC home was 1-1.5 hours to downtown, huge difference. 2) total approx 2K sq ft. 3) I wanted quality tenants since I self-manage.

The total expense to fix the property was $1850 but I still wanted to give him something.

We are obviously new at this and don't know all the laws or best ways to do everything.

They would rather skip the commission on one 'weird' deal than risk losing their license, obviously.

So i have the experience you could say and a decade of construction as my career, which obviously comes in handy in this business.Anyways, im looking to start buying and flipping and/or renting.  

Show him a calculation of what you will pay him monthly and what you will pay him in total (sum of all payments) to show him that he'll earn so much more with seller financing than doing a straight sale.Here are some resources you might find helpful:https://www.investopedia.com/articles/mortgages-re...seller-financing-home-sales-30164.html

Without seeing those, I couldn't tell for sure (although obviously, they're just an estimation).

It will obviously just come down to the Numbers and the cash flow. 

Is parking in EAT totally independent from lender, current purchase contract, etc.?
