It has a full kitchen/bar and the boats go back and forth every 10 minutes or so. 

The crime stats show that (if you disregard the bar complexes on the other side of town).This city would be the best multifamily city except the taxes (majority of it goes to the school systems).You asked about vacancies, there is a ton of competition from apartment buildings to many other multifamily houses.Other things to look for, old knob and tube wiring, asbestos and lead, these buildings are old...

I would move to the islands open a bar, run poker events out the back side.

For instance, a neighborhood right by a college campus, and/or near a trendy area that has the types of bars/restaurants and other amenities that attract young adults.  ...most young adults don't want to live out in a suburb surrounded by families and retirees, they want to be surrounded by other young adults; so it's important for the property to be in that type of neighborhood (otherwise, you may end up with a lot of vacancy).Good luck out there!

It has a great outdoor patio and yard area, and a very large shed that I envisioned turning into a bar/hangout area.

Incredible views, privacy, roomy lot and roomy house and still just 20 minutes from a few grocery stores and bars/restaurants in Woodland Park.Also two RV garage spots and three outdoor RV spots with full hook-ups that can be rented.
