The biggest hurdle is getting the seller to accept your 203k offer after the listing agent has told the seller to throw it in the trash after they present it (which they only do because they are legally required to).Well over 2/3 of successful 203k purchase deals that cross my desk, the buyer is a realtor, a general contractor, or in sales/marketing in some other capacity.

Throw in almost every single insurance has a “out” to not pay for damages for a dog bite you are just asking for trouble for no real gain   While some random pit bull may be great and never cause issues would you trust someone else’s dog to be around your kid unsupervised????

I have actually sold two of my rentals here in the past six months to book profits and both went to retail buyers because the numbers wouldn't didn't come close to working for an investor to purchase.With that said, we are talking if someone buys using financing, obviously cash is a different story.Personally, I look for 8% cash on cash return on my residential stuff (which throws off a decent cap rate).
