I think once you get over about $350K you need to look a little harder at your absolute profit number.Higher ARV means you need a bigger cushion for overruns and possible price drops (Price drop from $499K to $489K is pretty meaningless, but $179K to $169K gets a lot of notice) so you can't do it for the same number as you would on a sub $200K deal.I like to make 20% profit on ARV, which on this deal would be $100K.
