@Irfan Saeed Your two best resources would be the local municipality (city building department or county if unincorporated) and a local architect. 

The U.S. subsidiaries of three of the Big-5 Canadian banks (TD, RBC, BMO) will lend to Canadians based upon your credit history and financial resources here at home (with some limitations/restrictions).

When a tenant doesn't pay their utilities separately (which will obviously fluctuate in price depending on the season), they have less of an incentive to conserve resources and won't think twice to leave the AC running, lights and TV on, or take long showers, resulting in higher costs for you.

There are plenty of other resources here that you can digest and learn from.

Those would be the ones I would love to target and buy with cash, fix up, and then rent. 

Get to know the values in your target areas so when a deal does come up you know that you can buy it for X spend Y and that it would be worth Z.

I do not want to pay any upfront fees and 80% LTV is what I am targeting.
