Hi everyone,I work with a few out of state investors and recently we have  struggled finding deals that meet their investing criteria.

Finding deals and putting under contract isn't the issue, closing has been the struggle.  

I struggled to download data on schools quickly (hadn't spent huge amounts of time on it before I paused on this research due to my location challenges!).

I am seeing really good SFH deals, but struggling to find MF deals.

I've been playing around with comps but I'm struggling a bit on how to account for the stylistic differences of a home (or whether that matters).
