I have done a few of these myself and it’s fairly straight forward.

Houston just isn't the kind of market where you can make a straight equity play in the suburbs. 

With the volume of calls and texts I'm dealing with it would be impossible to keep everything straight with one phone number. 4.

@Abby BraatenI disagree with the comments about it’s ok because they need to be on the straight and narrow.  

That book would have likely saved me from making my “biggest financial mistake” of buying an expensive vehicle straight out of college (and so much more).

I sold it for 110,000 and had both sides meaning no commission pay out.I am realtor/broker and most states BUYing with Realtor you do not pay commissions ONLY when selling.Find a realtor that will set you up on auto notify on the MLS for properties whatever your criteria is and the properties will go straight to you from the local MLS.

And there was some dude.. living on the property like a mouse.. no cover junk every where.. ( dont want to touch anything)  But the real issue was he was less than 10 feet from top of bank.. and in this area of the property top of bank is really top of CLIFF  75 feet straight down . one wrong step in the middle of the night and he is gone.. 

May be worth considering a straight refi of your current balance at a much lower rate and then tap into the rest of your equity with a HELOC.

Cash in your equity using a public auction, assign your position in the property.Offer a lease with an option to purchase with right of possession.Offer a straight option to purchase at an agreed price to take place sometime in the future. w/right of possession.Offer at a higher price with seller financing with a delayed settlement with right of possession.
