I wasn't aware that there are brokers that will just accept anybody, even if they don't take customers.

My wife and I love it down there with the shopping, restaurants, equestrian interest, the vineyard, and socials.  

You can't accept rent unless all of it is there, including the late fees and send him the notice.

There is fundamental wisdom in the old Kiosaky quote: look at 100 houses, offer on 10, get 3 accepted and buy 1.

If the offer is accepted what happens next?

So if it is acceptable, say kitchen, leave it.  

I would accept a slow down or slight correction with open arms at this point :).

Establish an acceptance/denial protocol and stick to it no matter what.
