That's one of the concerns of my client.This is tough situation because this is my first deal.

So I’ll let you know what I know with the caveat that I’m not a lawyer, CPA, nor do I know your tax situation or how the syndications you are considering are structured.

Please weigh in if you have been in this situation before...I have new tenants in a house I am renting in NJ.

Let me make sure that I understand it correctly.If I use my SDIRA as part of down payment , let say 50% of down payment, how does it work in this situation?

Also am in a similar situation where I represent a large network of investors.

That’s just my assumption and it holds no water.For the estoppels, I was hoping they would fill them out but I understand they are not obligated by the agreement and there is not a amendment adding the estoppels in our agreement.We do have a signed TOP addendum so I’m glad that kind of helps the situation which I was not aware of so thank you again for bringing that to my attention.Yes, it would be ideal to get new leases signed under my terms after I take ownership of the property.

Hey Todd,I’m in a similar situation.

So I have a unique situation. 

When we have a roommate situation, where one of the lease signers wants to leave, the remaining tenants either take full responsibility for the rent among themselves or they find a prospective replacement tenant.
