I would simply be weary and really understand what rules and regulations exist before you make a purchase.

(Or do they simply need to state, “will not pay commissions to buyer’s agent?”

In my first experience hiring a VA, I simply hired someone based off of their resume & my conversations with them over Skype. 

Some of these may be repair items, others are Capex, but it all falls under similar work, in my eyes, i.e. paint will always be a "repair" from an accounting standpoint, but there are the turnovers where I can just touch up spots, and then every 5 years or so, I need a full interior repaint to bring the color scheme back to modern aesthetics.  

You may be ahead of your reserves for a year or two, but quickly can fall behind those your reserves, as budgeted.I take a very conservative approach, but not only budget all recurring items, like landscaping and snow removal, but also take the replacement cost of every item divided by the useful life (both physically and aesthetically) and budget that as well.  

@Deuris Liquey, cap rates are simply NOI divided by purchase price/investment.  

However that is simply one material that has many advantages over engineered materials such as common fiberglass batt insulation.

For a double close deal, you do not need an assignment contract, you simply need the purchase and sales agreement between you and seller and another between you and your cash buyer.

But  by simply paying taxes you are contributing to war and misery for millions.

If my business was new at the time and wouldn't be carrying larger balances, it is simply annoying to pay a bank for not having 1500/2500 minimum average balance.
