If you've been reading up on wholesaling, then you know you can use several strategies to find deals such as direct mail, bandit signs, driving for dollars or searching sites online like For Sale By Owner or Zillow.  

I'm building a duplex and using a lower cost builder who doesn't do any of the site work. 

@Shannon Grierson changing title in Florida is simple but they will tax you on the change if you have a mortgage in place. 

There's a big difference between reading books, listening to podcasts repeatedly, asking for advice on this site where the responders don't have a truly vested interest and a mentor that you're paying that has an absolute interest in your success.  

If rotted, they can also replace window sill/framing on site, etc.

if so you are now the bank.you want a mortgage or Deed of trustand a promissory note.you can get a 3rd party appraisal if you wish or you can establish your equity protection on your own.then you need a lenders title policy when you close.pretty simple stuff really.

I googled a few websites and didn't find something that was simple, crisp and thorough.I'd like to send something ahead of time to the tenant.I do see a lot of move-in/move-out checklist, but not much for periodic rental inspections.Thanks!
