I would just say that if you're going to get a rental in December just something to think about during the months of November-January there is generally less demand for housing as people don't really like to move during the winter.

As a wholesaler I would have offered the seller anything under $327,000 because I would assume that a rehabber wouldn't purchase it for much more than that.

For an example of what I'm talking about, this guy has some great videos showing him making actual phone calls to real motivated sellers: The tutorials, books and podcast are amazing, and if you guys have already done these kind of videos/blogs let me know... but I think videos/blogs chronicling every detail of real deals as they're in progress from start to finish that you guys are working on would be extremely educational.It would be so awesome to watch a series of videos/podcasts or a series of articles/blogs where Josh or Brandon are detailing every step of the process in a deal that they're currently working on.

Remember, everybody loves being treated like royalty.In terms of finding deals that offer the numbers that you're looking for, I would send out yellow letters and postcards consistently, have the right conversations with sellers, and you'll find what you're looking for.

My problem is, this management company really sucks and irresponsible so can they demand the rents like that without providing late rent notices/calls and if so do I (Tenant) have any options other than giving in and paying the whole amount?

To prevent the seller from backing out, selling to someone else, dying, or otherwise not being able or willing to sign to sell when the option is executed, my attorney gets everything signed when the option is started, including the deed.
