There are a number of disadvantages but my biggest issues are the inability to select contractors, no negotiation on prices, and controlling when people get paid.

My goals are to BRRRR 25-150 unit multifamily in a select market (not Long Island, NY which is where I’m from, GET ME OUT OF HERE!).

That comes with tenant selection and being a proactive respectful landlord.

I want to say they both have options where you can select whether to allow partial payments.
