I will get their address and I will run comps on the property and look at the google earth view and see the outside condition of the house and make a guess as to how much the repairs to the house will be.

The problem is either you don't value your time or you don't see the value in the professionals services. 

We're probably not going to see the massive appreciation that took place over the last 5-10 years, but there are still cash-flow + modest appreciation opportunities out there.  

I fail to see the difference, especially considering the rise of Tiny house communities.
