Now I really value good active maintenance, so, I think it just makes sense to pay my tenants an active maintenance voucher of about $4,500.00 per month, per sleeping room, for quality upkeep being done. 

The main tenant is okay - pays rent on time, agreed to pay extra for the other person, all looks good and the lease is for almost another year.

Smaller town but the unit have been well maintained so deferred maintenance there. 25 of the 36 units are below market rent.

Sometimes it's their own fault (i.e. laziness and deferred maintenance) and sometimes they are just a victim of circumstance (life changes).

Some tenants in my experience don't care and if they are offered money to move they will be packed by the end of the day and others were not wanting to move because they have a routine that they don't want to break. 

Tasks like accounting, maintenance contracting, etc. can be divided amongst the group members so that they can put less time in or stick to their strengths.
