I'm not entirely against paying a consultant that has worked as bank/mortgage lender/underwriter for a significant period of time to assist you to set up your practice or review your deals for you.

There's no one right answer and a lot of posters make great points, but I wouldn't rule out the investment property not cash flowing, this is market dependent and if you're taking out a HELOC on your current primary to buy a new primary, you'd only need 5% down, that payment wont be significant.Often best to talk through the numbers - happy to connect if you'd like.

As such my contractor gave me an estimate to install new ABS main line (~225 LF) for the property and connect all 5 units (3 existing and 2 ADUs) to it for approximately $30k. 

Should connect with an engineer that would work with the city
