I originally was looking in the Midwest and different areas & I still am but, when I start thinking about rehabbing & working on a project, I tell myself I can easily drive 1-4 hours to check on my property PA because of the distance vs somewhere like the Midwest where it’s  super far.

Involving counsel in the project early will lead to better offering documents.

We have a project in with the city permit group being reviewed.Just recognize you’re talking bigger dollars and infrastructure.

This will be a 4 year project for us, then we'll cash out refi and repeat. 

These investors are looking for capital for anything and everything from earnest money deposits, renovation costs of the property, downpayment and closing cost assistance for acquisition of a new property, or help with holding costs while the property is undergoing renovation and not producing income. 

Purchase price: $10,500 Cash invested: $113,000 New construction project.

I'd be looking to raise about 2 million and would finish the project within 2 years, then i would rent the apartments.
